Notting Hill.
Much more interesting once you get beyond the postcard.
Why we like it.
Notting Hill is famous enough to arrive with expectations, but the lived-in version is more nuanced than the pastel facades suggest. Portobello Road is the obvious spine, changing character as it runs north towards Golborne Road, while Westbourne Grove provides polished restaurants and shops and the garden squares bring an entirely different sense of calm. Early mornings are when the neighbourhood feels most local: school runs, coffee, market traders setting up and residents crossing streets that will be crowded by lunch. Food is a genuine strength, from destination restaurants to neighbourhood bistros and pubs. For property, the contrast is equally sharp. A few minutes can take you from grand stucco houses and private garden squares to colourful cottages, mansion flats, mews, conversions and more urban streets towards Ladbroke Grove and Golborne Road.

Ladbroke Estate garden squares
The grand, green version of Notting Hill; beautiful and correspondingly expensive.
Westbourne Grove
Polished and highly walkable, with restaurants and shops on the doorstep.
Golborne Road
More textured, food-led and less postcard-perfect.
Portobello and its side streets
Colourful and atmospheric, but tourism and market activity matter.
Holland Park edge
Quieter and more formal, with a different residential feel again.

The property mix is unusually rich: stucco-fronted houses, villas, garden-square properties, colourful terraces, mews houses, mansion flats and period conversions. The premium can change dramatically according to exact square, outlook, condition and whether a property has access to a communal garden. Portobello proximity brings energy but also footfall; moving west or towards Holland Park can buy calm at a cost. Buyers should be very clear whether they are paying for architecture, address, outside space or lifestyle. Ideally all four, but rarely without compromise.

When you need some green.
The private garden squares are a defining part of Notting Hill, even when you can only admire them from the pavement. Holland Park is the major public green space nearby, while smaller squares give many residential streets their sense of calm.
Our local note
The mistake is to buy the postcard without checking how you actually live. Portobello can be wonderful and exhausting in equal measure. Walk the area at 8am, 2pm and 8pm. The same street can feel like three different places, and that matters far more than the film-set reputation.
