About Studio Ellis
Property expertise, personally delivered.
Studio Ellis is an independent residential property consultancy advising housebuilders, developers and agencies on residential development, and private investors, landlords and family businesses on their property interests.
Our experience spans valuation, residential sales, marketing, development consultancy and property management. This gives us a practical understanding of the residential market and the factors that influence value, demand and sales.
Clients deal directly with experienced, senior-level advice. We keep our approach straightforward and shape our involvement around the property, development or portfolio in question.
Residential Development
We advise housebuilders and developers from the early stages of a development through to launch and sales.
Much of our work starts with understanding the local market. Who is likely to buy? What are they looking for? What competing developments are available? Where are prices being achieved, and where is there an opportunity to do something better?
That research helps inform decisions on the development itself, including unit mix, specification, pricing and positioning. As the scheme progresses, we advise on sales and marketing strategy, launch and the route to market.
Our aim is to give clients a clear view of the market and how their development is likely to sit within it. Getting this right early can improve the way a scheme is positioned, strengthen buyer demand and support sales from launch through to completion.
Private Clients & Property Investment
We advise private investors, landlords and family businesses on individual properties and residential portfolios.
This includes reviewing potential purchases, sourcing opportunities, acquisitions and disposals, portfolio strategy and ongoing property management.
Some clients come to us with a specific acquisition in mind and want an independent view before proceeding. Others are looking for opportunities or want to review properties they already own. We also manage portfolios for clients who want someone to take care of the day-to-day detail while keeping an eye on the longer-term performance of their assets.
Our advice is based on the property, the market and what the client is trying to achieve.
Working with Studio Ellis
Studio Ellis was set up to offer experienced property advice in a more direct and personal way.
We work closely with our clients and stay involved. There are no layers of account management and no standard formula applied to every instruction.
Whether we are advising on a new residential development, assessing an investment or looking after an established portfolio, the objective is the same: to give our clients sound property advice and help them make good decisions.

About Lucy
Lucy Ellis MRICS is the founder of Studio Ellis. She is a Chartered Surveyor with over a decade of experience in London's residential property market. She brings together expertise across agency, valuation, development consultancy, portfolio strategy and management. The result is independent, commercially grounded advice.
Lucy began her career at JLL as a Graduate Surveyor in residential agency, working from its City and Chelsea Green offices and on some of London's most prestigious homes. There, she learned the market from the ground up: marketing properties, conducting viewings, negotiating between buyers and sellers, and guiding transactions through to completion.
She later moved into Loan Security Valuation, valuing residential and mixed-use developments on behalf of major lenders. Her work ranged from individual homes to large-scale regeneration projects, including Battersea Power Station. This grounding in valuation continues to underpin the commercial rigour of her advice today.
After qualifying as a Chartered Surveyor, Lucy joined JLL's Development Consultancy team. She progressed to Associate Director and was appointed Head of the First Time Buyer Department. She advised on some of London's fastest-selling residential schemes. Her clients included housebuilders, developers, registered providers and local authorities such as Taylor Wimpey, Berkeley, Hill, L&Q and the London Boroughs of Hackney, Ealing and Islington.
Her role spanned pricing, positioning, sales and marketing strategy across the full lifecycle of a development. Across her portfolio, Lucy consistently exceeded sales targets while achieving strong values and absorption rates. She built longstanding client relationships that generated repeat instructions and recruited, trained and led a team of Development Consultants and Sales Associates.
First-time buyers became a particular area of expertise. As Head of Department, Lucy advised developers on how to reach, engage and convert first-time purchasers, particularly those using Help to Buy. She created and launched JLL's First Time Buyer Hub, bringing together targeted digital campaigns, buyer resources and events. In its first month, the Hub delivered a 46% increase in first-time buyer enquiries and a 67% increase in sales.
Today, through Studio Ellis, Lucy's work centres around two core areas.
She works directly with private investors, landlords and family businesses. She advises on acquisitions, disposals and long-term property strategy, and manages residential portfolios on her clients' behalf. She also leads development projects across West London, from acquisition and planning through to refurbishment and ongoing management.
Alongside this, Lucy works with housebuilders and developers. They value the expertise of a major property consultancy, but want a more direct, independent and personal approach. Drawing on her background in development consultancy, valuation, sales and marketing, she provides senior-level advice. There are no layers or competing priorities of a large agency. This allows her to work closely with clients, stay personally involved and tailor her advice to each development.
This breadth of experience gives Lucy a rounded perspective on residential property: how homes are valued, positioned and sold; how development decisions influence demand and value; and what it takes to make considered investment decisions and protect and grow a portfolio over the long term.
Lucy holds an MSc in Real Estate from Bayes Business School (formerly Cass) and a BSc in Psychology from the University of Sussex. During her undergraduate degree, she was awarded a scholarship to spend an international placement year at the University of British Columbia in Vancouver. Her background in psychology complements her property expertise with an understanding of how people make decisions about where and how they want to live.
Through Studio Ellis, Lucy brings institutional property expertise together with the personal attention and independence of a specialist consultancy, providing considered, commercially focused advice across the residential property market.
